An Office Door in Sandton Ages Ten Times Faster Than a House Door
A house front door is used perhaps six times a day. A reception door in an occupied Sandton office is used several hundred, which means it accumulates a decade of domestic wear inside a single year. Our commercial locksmith team treats that as the governing fact rather than as a detail, because it changes everything about how the hardware should be maintained.
Domestic hardware is fixed when it breaks, which is reasonable at six cycles a day. Commercial hardware fixed only when it breaks will break at the least convenient moment available โ because the least convenient moment is also the busiest, and busy is what causes failures.
The second governing fact is authority. Premises belong to an entity rather than to a person, which changes who can say yes to any of it. This page covers both, plus the component that causes most of the faults reported as lock problems.
Business door failing or already failed?
Call with what has happened and the time you need to be trading. Before-hours jobs are ordered on the opening time rather than on the clock.
The Closer Fails Before the Lock Does
The single most useful thing to know about commercial door faults is that most of them are not lock faults.
The door closer is the component that fails first and causes the most damage on the way. One that is out of adjustment lets the door slam, and slamming batters the latch, the keep and the frame every single time. One that has weakened lets the door drift and not latch at all โ which means the premises stand unlocked while everybody believes they are secure. One that is over-tightened forces the latch into a keep it is no longer meeting cleanly.
In each case the symptom presents as a lock problem, and replacing the lock fixes nothing because the replacement inherits the same treatment. Adjusting the closer costs a fraction of the hardware and stops the cause, which is why our locksmith for commercial lock repair visits check it before anything is quoted.
The staff who notice all of this first are the ones who do not think of themselves as responsible for reporting it. Reception knows which door needs a shove months before facilities hears about it. Asking directly โ which doors annoy you โ surfaces more useful maintenance information than an inspection does, and it costs nothing. Our locksmith for office lockout page covers what happens when one of those doors finally stops.
What Sandton Businesses Call About
Six situations covering most commercial work here, and what each one actually needs.
Cannot open before trading
Ordered on the actual opening time rather than the hour of the call. Have a director or authorised manager available and the alarm details to hand.
Door will not latch at closing
Usually a weakened closer rather than the lock. The premises stand unlocked while everybody believes they are shut for the night.
An employee has left with a key
Reopening a door does nothing about it. Where the hardware is sound, reconfiguring the cylinders ends it for less than replacement.
Nobody can say who holds what
Very common once a business passes a certain size. The fix is a documented structure rather than another key issued on trust.
The same door keeps failing
Usually under-specified for its traffic. Repeatedly repairing domestic-grade hardware costs more inside a year than upgrading it once.
Taking over a leased suite
You have inherited an unknown key count from a previous tenant. Re-pinning at occupation is the only thing that restores a known number.
Who Can Authorise Work on Premises
This is the difference between a commercial job and a domestic one, and it is the thing that most often delays a callout.
A house belongs to the person who lives in it. Premises belong to an entity, which means work is authorised by a director, an owner, or a manager holding written authority โ on a letterhead, or by email from a company address that can be checked. A staff member standing outside at seven in the morning, however senior and however inconvenienced, is not by themselves sufficient.
For a leased suite it can also mean the landlord or the managing agent, particularly where the lease reserves the locks to the lessor. Changing them the other way round can put a tenant in breach without anybody intending it, so the lease is worth checking before booking planned work.
Sorting that out by phone while a technician is travelling costs nothing. Discovering it at the door costs the morning. The same applies to shared parts of a residential complex, which is why our residential locksmith Sandton work stops at the unit door and communal hardware sits here instead.
How a Commercial Job Runs
Five steps, and two of them happen before a technician leaves. On a trading emergency that ordering is what saves the morning.
- Step 1
The trading time is established
Not whether it is urgent โ everybody says that. The actual hour you have to be open orders the job far more usefully.
- Step 2
Authority is confirmed
A director, owner or manager with written authority, plus the lease position where the premises are leased. Arranged by phone while we travel.
- Step 3
The alarm sequence is agreed
Who disarms it, whether the keypad is reachable inside the entry delay, and whether the response company needs telling. Have your account reference ready.
- Step 4
The fault is diagnosed, not assumed
Closer, latch, keep, cylinder or credential system. Replacing the wrong one costs the full price of the right one afterwards.
- Step 5
Finished on the visit
The van carries the common commercial hardware, so a failed door is dealt with rather than left for a return trip and another morning lost.
Staff outside and trading in an hour?
Call now and say the opening time. Have your alarm company number and account reference to hand so nothing is opened onto an armed system.
Key Control Is a Register, Not a Guess
In a household, nobody can say how many keys exist. In a business that is a liability rather than an inconvenience, because the number is auditable in principle and simply is not being audited.
The recurring cost is rekeying after every departure, and it exists because a returned key may have been copied at any point in the eighteen months somebody held it. You can ask for it back; you cannot know what happened to it, which is why our locksmith for lock change team treats an unaccounted key as a different problem from a worn one.
Two things fix that properly. A restricted profile means a new key can only be issued against your written authorisation, so a set cannot quietly become two sets. And a planned hierarchy means one person holds only what their role needs โ facilities, security, a floor supervisor, a contractor. Our locksmith for master key systems page sets out how the chart is designed, because the chart rather than the hardware is what actually gets delivered.
Where the population using a door changes constantly rather than occasionally, credentials become the better answer for that door specifically โ and only for that door. Our locksmith for access control page explains where readers earn their place and where they are simply an expensive way to do what a key already does.
What Belongs on a Maintenance Schedule
Four items. Each costs less as a planned visit than as the emergency it prevents, and each happens at a time you choose.
- Door closers on every high-traffic door
- The component that fails first and damages the most on the way. Adjustment costs a fraction of the latch, keep and frame repairs that follow a slamming door.
- Anything on an escape route
- A push bar has to release in one motion, under body weight, by somebody who has never used the door. Padlocks, added bolts and stacked stock all defeat that.
- Mechanical overrides on electronic doors
- Turned rather than assumed. Buildings discover during an outage that an override has not been used in three years and no longer will.
- The key register itself
- Number, holder, role, date issued, date returned. Bureaucratic until the week somebody has to answer who could have been in a room.
How the Service Operates
Operating commitments rather than claims, each visible during the visit itself.
Authority is confirmed on every commercial job without exception. It is the reason nobody else can call this number, name your premises and have a door opened while the business is closed.
Read the reviews on our Google Business ProfileThe First Week in a New Suite
Almost everything that goes wrong with access in a commercial space over the following three years is decided, or not decided, in the first week of occupation.
What you take over is a set of doors whose history you have no visibility into. The previous tenant held keys and returned some of them. Their staff held keys and returned fewer. The fit-out contractors held keys and were not asked. The landlord holds a set, the managing agent holds a set, and the cleaning contractor who has serviced that floor for six years holds one nobody has thought about since 2019.
None of that is anybody behaving badly. It is simply what a commercial door accumulates, and the handover process is not designed to surface it โ the agent gives you the keys that are in the envelope, which is a different thing from the keys that work.
The week to deal with it is the first one, because the suite is empty, nothing is disrupted, and the cost is a rekey rather than a rethink. It is also the only moment where deciding a structure โ who opens the suite, who opens the store room, who opens the comms cupboard โ costs nothing extra.
Left until something goes wrong, the same work happens under time pressure with staff standing outside. Our locksmith for lock rekey in Sandton page covers what retiring an unknown set actually involves.
The People Who Come In After You Leave
Every commercial premises has a second population that uses the doors when the business is closed, and it is almost never counted in the access plan.
Cleaning crews are the largest part of it. They arrive after hours, they need the suite and usually the internal doors, they work for a contractor rather than for you, and the individuals change without anybody telling you. Whatever key they were given at the start of the contract has passed through a number of hands that is genuinely unknown.
Then there is everybody else on that pattern: the plant maintenance contractor, whoever services the air conditioning, the IT company with after-hours access to the comms room, and the security company that may hold a key for response purposes.
Each of those arrangements was reasonable when it was made. The problem is that none of them has an end date, and none of them is reviewed when the contractor changes. A business that could not tell you how many people can enter its premises out of hours has not made a bad decision โ it has made ten sensible ones over five years and never looked at them together.
The fix is structural rather than suspicious: contractors get a key that opens what they need and nothing else, and that key is retired when the contract is. That is what master key systems exist to make practical.
